I want to take a moment to show some appreciation. Rene played a massive role in helping me get both units of my rental property listed and rented, and I truly couldn’t have done it as smoothly without him. From the start, he provided detailed feedback on my listings, helped refine the marketing approach, shared creative ideas to attract the right tenants, and guided me through communicating with prospective renters. He also helped with prospect screening, walking me through how to evaluate applicants and what to look for, which gave me a lot more confidence in selecting the right tenants, not just filling the units quickly. On top of that, he was generous enough to share sample leases and addendums, which saved me time and helped me feel confident that everything was structured correctly. Real estate can be overwhelming, especially when you want to do things the right way. Rene’s experience, willingness to help, and attention to detail made a huge difference. I give him a lot of credit for helping to get these units rented and set up properly. Grateful to have people like this in my corner. If you’re looking for someone who genuinely knows their stuff and is willing to help, Rene is the guy

Landlord Legends is a freemium Skool community for landlords who self-manage rental properties — or want to start. Founded by Rene G, The Forever Landlord, a military veteran and MBA who self-managed remotely from Iraq for 10+ years earning $100k/year on less than one day per month. What makes it different: every course module builds toward your own AI assistant property manager. The system doubles as 24/7 AI infrastructure — smart lease automation, AI voice agents, maintenance triage, and a knowledge base you own and control. Members get AI landlord tools, tenant screening systems, rental repair forecasting, turnover checklists, live calls, 1-on-1 onboarding with Rene, and a private community of DIY landlords. Premium members unlock the Landlord Ops course (22+ modules), 4Δ Smart Forms, and advanced AI training. 1 property or 10+ — this is where landlords become better operators. Keep control, make it simple, build to last.

Mission & Values

Help 100 DIY landlords fire their property manager and build hands-off, long-term rental systems that generate cashflow forever — without the 10% fees, bad tenants, and headaches that come with outsourcing to a PM.

Self-Service Management

Plain Vanilla Business Advantage

The Forever Difference

Tenants Are Partners Not Problems

Systems Over Hustle

Cashflow Forever

The Transformation

Members come to Landlord Legends stuck in one of three places. Some are accidental landlords or first-time landlords — they own a rental property they didn't plan to manage, they're figuring it out alone, and every landlord forum they've found is either too focused on deal-finding or too advanced for where they are right now. Some are reluctant self-managers — they've been paying a property manager for years, watching 8–12% disappear every month, and they know they could do this themselves if they just had a system and a community backing them up. Some are remote landlords or absentee landlords — managing from another state, or like me, from another country — doing it alone, not sure if what they're doing is right or what they're missing. All three leave differently. Members who join Landlord Legends go from: Isolated → Connected. From managing alone with Google as their only advisor, to a real peer group of DIY self-managing landlords who have solved the exact problems they're facing right now. Reactive → Systematic. From firefighting tenant issues, maintenance calls, and lease renewals as they come up, to running a single-family rental portfolio on repeatable systems that work whether they're across town or across the world. Leaking money → Margin-aware. From paying property management fees they've accepted as the cost of owning rentals, to understanding exactly how much self-management saves per door per year — and keeping it. Uncertain → Confident. From second-guessing every landlord decision to having a community that can tell them in real time: yes, that lease clause is right. Yes, that tenant situation is normal. Yes, you can do this without a property manager. The transformation isn't just about self-management tactics. It's about becoming a Forever Landlord — someone who owns their portfolio for life, runs it on systems, and never needs to hand control over to someone else again.

Community Culture

I served in Iraq for over a decade. While I was overseas, I was also a landlord. Not a property manager. Not a middleman. Me. Personally managing my own single-family rentals from halfway around the world — from a war zone — with no property manager taking 10% off the top. No one to call when things went sideways. Just systems, discipline, and the decision that I was not going to let anyone else run what I spent years building. Most people thought I was crazy. A few asked me how I did it. That question is why Landlord Legends exists. I'm Rene, The Forever Landlord. I've been a self-managing landlord for years, and I built this community because I couldn't find one for people like me. Not a deal-finding forum. Not a networking group for investors trying to scale to 100 doors. A community for DIY landlords who actually want to manage their own properties — who take pride in knowing their tenants, their systems, and their numbers — and who refuse to hand over hundreds of dollars a month per door just to have someone else make phone calls. Here's what I've learned: most landlord forums are built for one of two crowds. Real estate investors chasing the next acquisition. Or overwhelmed landlords looking for someone to rescue them. Neither of those is you. You're not passive. You're not helpless. You just haven't had the right systems, the right community, or the right peer group showing you that self-management — even remote property management, even managing from out of state — is completely achievable with the right framework. That's what this community is. Landlord Legends is the DIY self-managing landlord community. We're for the accidental landlord who inherited a property and is figuring it out alone. We're for the first-time landlord who just closed on their first single-family rental and doesn't want to give away their cash flow before they've even started. We're for the reluctant landlord who's been paying a property manager for years, watching the fees pile up, and is finally ready to take back control. And we're for the experienced self-managing landlord who just wants a peer group that gets it — people who talk tenant screening, lease systems, maintenance workflows, and landlord best practices without judgment and without someone trying to sell them software. The culture here is direct and practical. I'm not a guru. I'm a landlord. I talk to you like a fellow landlord because that's exactly what I am. We don't sugarcoat the hard parts of self-managing rental property — the 2am maintenance calls, the tenant who's three days late, the lease clause you wish you'd included. We talk about all of it, because that's what a real peer group does. What makes Landlord Legends different from every landlord forum or Facebook group you've lurked in before: We focus on systems over stress. My whole philosophy — the one I built while managing from a war zone in Iraq — is that self-management only feels overwhelming when you don't have a system for it. When you do, it's genuinely liberating. We help you build those systems so they run whether you're in the same city as your rental or on the other side of the world. We focus on the math. The number one reason landlords hire property managers is not because they need to — it's because they've never sat down and done the math. On a $1,500/month single-family rental, a 10% property management fee is $1,800 a year. Over 5 doors, that's $9,000 a year leaving your pocket. We keep that number visible, because it's your money and you should know what DIY landlording is actually worth. We focus on your situation. House hacking, accidental landlording, remote landlord, absentee landlord, long distance property management, out-of-state rental property — whatever path brought you here, there's a place for your story. Members range from brand-new landlords who just closed their first deal, to seasoned self-managers running 8 or 9 doors without a property manager touching any of them. No vendor pitches. No startup founders looking for beta testers. No wholesalers. No agents trying to list your properties. This is a private, member-only space for DIY landlords only. If you're trying to sell something to landlords, this isn't your community. If you've ever searched property management vs self management and found nothing but articles telling you to just hire a PM — this community is the answer those articles never gave you. If you've ever wanted to fire your property manager but didn't know what came next — this is exactly where you learn what comes next. What is landlording supposed to look like when you do it yourself and do it right? This. Landlord Legends. Welcome.

I grew up in Florida trailer parks — fleas in the carpet, lice in my hair, mold so bad the bathtub fell through the floor, no AC, no oven, power getting shut off, going to bed hungry. I slept at friends' houses just to eat. I was ashamed of where I lived — I made my mom drop me off early so no one would see the trailer park. All I ever wanted was to live in a real house. That shame became fuel. I ran with the wrong crowd — stealing from cars, checking doors in neighborhoods I wished I lived in. At 18, I got arrested. That should've been the end. But the detective processing me had a son who'd been arrested before enlisting — it ruined his life. He saw his son in me, pushed my case through juvenile, got my record expunged, and gave me a shot I didn't deserve. Without that man's grace, I never enlist in the Air Force. I never turn my life around. The military gave me discipline, systems, and two master's degrees. But real estate gave me purpose. I bought rentals and did what everyone said — hired a property manager. They placed bad tenants, charged 10%+ fees, and created more problems than they solved. So I fired them and figured it out myself. Then I deployed to Iraq — 8,000 miles away, 12-hour time difference — and managed my entire portfolio from a combat zone on about 1 day per month. That's when it clicked: you don't need a property manager. You need systems. Today I self-manage long-term single-family rentals, and that's by design. No short-term hustle, no co-living headaches, no high-turnover multifamily. Long-term tenants, simple systems, real freedom. I treat tenants like partners, not problems — and the properties practically run themselves. My new mission is helping 100 landlords fire their property manager and take back control. I started Landlord Legends because I spent 5 years learning what should've taken 5 months. Free community, premium tools, and AI-powered systems that help you run your rentals like a business — without paying someone else 10% to do it worse than you will.

Frequently Asked Questions

Q: Is this community really free?▾

Yes. Landlord Legends is free to join. You get access to the private community forum, monthly group calls, and a 1-on-1 onboarding call. Premium and VIP tiers unlock additional tools, courses, and coaching.

Q: Do I need to own rental property to join?▾

No. If you're planning to buy your first rental or just exploring DIY landlording, you're welcome. Most members own 1-10+ single-family rentals, but we meet you where you are.

Q: What makes this different from BiggerPockets, Reddit landlord forums, or other online groups?▾

This is a private, members-only community — not an open forum where anyone with a faceless profile pic can give you advice. No anonymous trolls, no anti-landlord tenants picking fights, no bots, no noise. Every member is a real landlord (or soon-to-be landlord). Live coaching calls get deleted after they happen — what's shared here stays here. We focus on one thing: helping self-managing landlords fire their property manager and build systems that run on 1 day per month. No wholesaling, no flipping, no syndication talk.

Q: Is this only for single-family rentals?▾

Long-term single-family rentals are our sweet spot — they require the least effort and offer the most hands-off path to cashflow forever. But the systems, processes, and operational strategies you'll learn here apply across the board. Small multifamily, mid-term rentals, even short-term or co-living — the core business infrastructure translates. Many landlords start with higher-effort rental strategies and eventually convert to long-term holds once they realize simpler means more sustainable. Whether you're already there or heading that direction, you'll be building the right foundation here.

Q: Can I earn money by referring other landlords?▾

Yes — every member gets a personal affiliate link inside the community. When someone joins through your link and becomes a paying member, you earn 50% commission. Invite two paying members and your membership pays for itself. Invite three and you're making money just by being part of the community. No hard selling required — just share your link with landlords you think would benefit. It's built to reward you for helping grow the group with the right people.
